I. Project Background
The client is a rapidly growing company in Riyadh. They recently completed an industrial workshop and needed to quickly establish a fully functional on-site office space. Their urgent need was a two-story office complex that could comfortably accommodate their expanding team and provide necessary facilities for employees and visitors.
II. Project Requirements
1. Flexible Functional Layout
Multiple functional areas need to be integrated within a compact space.
- The ground floor design had to be welcoming and efficient: a pro reception area for guests, a big dining room for employees to eat and relax, and public restrooms for everyone.
- The second floor was designed for admin: private offices for managers, a large open space for the project team to collaborate, and a fully equipped meeting room for client presentations and internal chats.

The client wants the building’s exterior to match their brand image. They specifically requested an integrated glass curtain wall on the front and sides of the building to achieve a modern, streamlined visual effect and introduce ample natural light.

With a ready-to-go team and upcoming projects, the client cannot afford to wait the traditional 6-12 month lead time for traditional buildings. They require the office building to be delivered and operational as quickly as possible to minimize business disruption.

III. Our Solutions
Given the client’s urgent needs, container office architecture emerged as the ideal solution. We precisely met each of the client’s requirements in the following ways:
1. Modular design for high functional integration
Leveraging the modular nature of containers, we assigned different units to specific functions.
Spacious meeting rooms and open-plan office areas were created by connecting adjacent units;
Private offices were formed using individual units.
The steel frame of the containers was strong enough to support two-story stacking and allowed for the cutting of doors, windows, and corridors, seamlessly integrating various spaces into a coherent two-story structure.
2. Customized Aesthetic Integration
In a controlled factory environment, we precisely prefabricated entire glass curtain walls for the client and transported them to the site for installation along with the container modules.
This customization capability revolutionized the industrial look of containers, transforming them into bright, modern office spaces that perfectly match the client’s brand image.
3. Simultaneous Construction for Rapid Delivery
While we manufactured 20 container modules in the factory, the client simultaneously carried out foundation construction on-site. This parallel work model reduced the construction period to a few weeks.
Once the containers arrived on site, hoisting, stacking, securing, and glass curtain wall installation were completed rapidly. The building was operational within a month of arrival, fully meeting the client’s stringent delivery speed requirements.
4. Cost-effectiveness and budget control
Standardized factory manufacturing reduces material waste and labor costs. The lighter building weight also reduces the need for a heavy foundation, further saving expenses.
More importantly, all modules are transported in bulk via ocean shipping containers; a single 40HQ container can carry 11 standard container units, significantly reducing logistics costs.

We transported the container to the client’s site and dispatched engineers to oversee assembly, while simultaneously training the client’s local staff. This not only accelerated the installation process but also enabled the client to modify or relocate the building in the future.
